Cactus Corridor

Acre-plus lots, equestrian heritage and, across much of it, no restrictive homeowners association at all.

The character

The part of Scottsdale that kept its horses

The Cactus Corridor runs between Shea Boulevard and Bell Road, roughly along 90th through 116th Streets. It is the part of Scottsdale that did not get master-planned. Lots are large, often a full acre or more, setbacks are deep, and much of the corridor has no restrictive homeowners association at all.

That last point is the reason many buyers look at Cactus Corridor homes for sale in the first place. If you want an RV, a workshop, a casita, horses, or simply the freedom to paint the house whatever color you like, this is where Scottsdale still allows it. Zoning and any parcel-specific restrictions are worth confirming individually rather than assumed across the corridor.

Housing is sprawling mid-century ranch homes, updated custom desert estates and equestrian properties with stables and horse facilities. Despite the rural feel, Kierland Commons, major medical centers and highway access are all minutes away.

Room, and permission

It is the one part of Scottsdale where you can have the acre, the workshop, the horses and the RV, and still be a short drive from Kierland. That combination is hard to find anywhere else in the city.

What to Check on Cactus Corridor Homes for Sale

Housing

Cactus Corridor homes for sale run from mid-century ranch homes to updated custom estates and full equestrian properties, and condition varies widely. Older acre lots are sometimes on septic rather than city sewer, and Arizona requires a septic inspection when a home with one changes hands, so ask early.

Land and rules

Lots often run a full acre or more with deep setbacks, and much of the corridor is free of a restrictive association. ⚠️ Confirm zoning and any parcel-specific restrictions with the City of Scottsdale before you rely on it.

Location

No HOA means no one else’s rules, and also no one setting standards for the lot next door. Horse privileges, guest quarters and outbuildings depend on zoning, so confirm them with the City of Scottsdale before you plan around them.

Schools

The corridor falls within Scottsdale Unified School District. The Paradise Valley Unified boundary runs close to its western edge, so confirm the district for any specific address.
