McCormick Ranch
Lakes, greenbelts and mature trees on old ranch land, minutes from central Scottsdale rather than a highway drive.
The green one
McCormick Ranch homes for sale are the exception to the desert. Historic ranch land was transformed into a sprawling community built around man-made lakes and generous greenbelts, and decades on, the trees have matured into a canopy you do not otherwise find in this part of Arizona. That canopy is why people buy here for the setting as much as the house.
Two public championship golf courses sit inside the community, along with miles of walking and cycling paths that link the lakes and parks together. Public courses and paths bring people past, so a home on a fairway or a path trades a little privacy for the view. Ask which side of the path a home sits on.
Housing is a mix of single-family ranch homes, waterfront properties on the lakes, and lower-maintenance patio homes, which makes the range unusually broad. Central Scottsdale amenities, Old Town included, are minutes away rather than a trek up the 101.
What defines it
Shade, water and a canopy
Most of Scottsdale sells you the desert. McCormick Ranch sells you the opposite, and for a lot of buyers coming from greener parts of the country that is the reason they stop looking.
McCormick Ranch Homes for Sale, Under the Canopy
Housing
McCormick Ranch homes for sale include single-family ranch homes, patio homes and waterfront properties on the lakes. Ask exactly what water a home has: frontage on a lake, a view of one and a short walk to one are three different things, and they are priced that way.
Golf
McCormick Ranch Golf Club’s two courses run through the community alongside the lakes, so fairway and water views often share the same street. Both courses are open to public play.
Outdoors
Miles of walking and cycling paths link the lakes, greenbelts and parks. The city parks network connects onward from there.
Schools
The area falls within Scottsdale Unified School District. Boundaries are assigned by address, so confirm on the district’s own map.
Communities people compare it to

Gainey Ranch
Next door and just as green, but organized around a private 27-hole golf system and resort grounds rather than public courses and open greenbelts.

Old Town Scottsdale
A short drive south and the opposite trade: walkability and galleries instead of lakes and shade.
McCormick Ranch questions
Are the lakes real?
They are man-made, built as part of the original transformation of the ranch land, and they are genuinely central to how the community works. Some properties are waterfront.
Can I play the golf courses without a membership?
Yes. McCormick Ranch Golf Club runs two public championship courses within the community.
Why does it look so different from north Scottsdale?
Because it was landscaped rather than left desert. Decades of mature trees and greenbelts produce a canopy you will not find in Troon North or Desert Highlands.
Is it a good location?
Central. It is minutes from central Scottsdale amenities rather than a drive up the 101, which is a meaningful daily difference from the far north communities.
Which school district serves McCormick Ranch?
Scottsdale Unified School District. Boundaries are set by address, so check the district’s own boundary map.
How does it compare to Gainey Ranch?
Both are central and both are green. Gainey Ranch is resort-style and largely guard-gated around private golf; McCormick Ranch is more open, larger, and its golf is public. Worth walking both.
